Who we are and who we act for
Mike Bells Property Sourcing finds and assesses buy-to-let property in the
North East of England and introduces it to investor clients. We act for the
buyer. We are not estate agents, we do not market property on
behalf of sellers, and we do not receive commission from sellers for doing so.
What we do
We screen properties currently on the market against the requirements you give
us, check the rent evidence and the sold comparables behind each one, and provide
you with an analysis. Where a property meets your requirements, we will introduce
it to you and can negotiate with the selling agent on your behalf.
What we are not
We are not valuers, solicitors, surveyors, mortgage brokers or financial
advisers, and nothing we provide is a formal valuation or financial advice. The
figures we give you – including rents, yields, returns and estimated values – are
estimates based on comparable evidence available at the time. You should take
your own legal, survey, tax, mortgage and financial advice before buying any
property.
Our fees
Our sourcing fee is £3,600 to £7,500 depending on the property, and it is
agreed in writing with you before we act. The fee is payable on completion of
your purchase. Where a fee is shared with a partner agency, this is paid from our
fee and does not increase what you pay.
No guarantee
We do not guarantee that we will find a property that meets your requirements,
or that any property will achieve a particular rent, yield, return or value.
Property values and rents can go down as well as up.
Information we provide
We take care to check what we send you, but information from estate agents,
portals and public records can be incomplete or wrong. Our analysis is a starting
point for your own enquiries, not a substitute for them.
Our content
The analyses, reports, maps and documents we produce are ours. You are welcome
to read and share them, but please do not present them as your own work or use
them commercially without asking us first.
Liability
We will carry out our work with reasonable care and skill. We are not liable
for losses arising from decisions you take on the basis of information we
provide, or from information supplied to us by third parties, except where the
law does not allow us to exclude that liability. Nothing in these terms limits
our liability for fraud or for anything else that cannot be limited by law.
Governing law
These terms are governed by the law of England and Wales.
