Mike Bells provides property sourcing and deal-pack services. We aim to communicate clearly, disclose material information and give buyers enough evidence to complete their own due diligence.

How we work

  • Property figures are presented as sourced evidence or clearly labelled desktop estimates.
  • No property is represented as guaranteed to achieve a valuation, rent, yield, refinance or resale price.
  • Buyers must use their own solicitor, surveyor, lender, tax adviser and other professional advisers.
  • Any sourcing fee, referral arrangement or material conflict will be disclosed in writing before a buyer commits.
  • We do not accept or hold client money unless an appropriate written process and protection are in place.

Identity and source-of-funds checks

To support anti-money-laundering and counter-fraud obligations, we may ask prospective clients for identity, address, funding and source-of-funds information before progressing a transaction.

Complaints

Please send a written complaint to kola@mikebells.co.uk with your name, contact details and a clear description of the issue. We will acknowledge it promptly, investigate it fairly and provide a written outcome. Where an external redress route applies, its details will be provided in the final response.
