What this does not tell you

An asking rent is where a landlord starts. On individual streets we have seen asking rents run 30–40% above what tenants agreed, and the gap between a two-bed and a three-bed does not move in a straight line from town to town. So treat the number above as the top of the market, not the middle of it.

What we do before quoting a rent

Before any property goes to an investor we ask the agent for the rent in writing, and we look at what has actually been agreed nearby rather than what is advertised. If a figure cannot be evidenced, we say so rather than estimating.
